Capital gains rules were substantially amended with effect from 2024-07-23. Holding periods, rates and the availability of indexation all changed, and transitional treatment applies to some assets acquired before that date.

This tool computes the gain and applies the rate configured for the asset type. It does not apply exemptions on reinvestment, set-off of losses, treatment of inherited or gifted assets, or the position of a non-resident. The indexation comparison is disabled because the cost inflation index has not been populated in content/tax-rates.json — the tool declines to guess.

Holding periods differ by asset class. Listed securities generally qualify as long-term after twelve months, while most other assets require twenty-four. Some assets are treated as short-term regardless of holding period.

No. Reliefs available on reinvesting in a residential property or specified bonds are not modelled here, and they carry conditions and time limits. Take advice before relying on them.
